Most people have no idea what water rights are, or if they need to investigate them. I hope you will find this interesting, and informative.

For real estate buyers and sellers, the availability of water on a site can make or break a deal. Due to the increasing scarcity and the resulting increasing value of water, the water markets in most states are rapidly changing and becoming more sophisticated. This is especially true in Texas, and other western states where water is scarce. The publicity of transactions by various municipalities has increased the awareness of the demand for, and the importance of, water rights ownership. As the public becomes aware of the value of their water rights and ways to protect them, conveyances, reservations, and severances of water rights will become increasingly significant in general and more specifically, to the western United States. 

Think someone is trying to rip you off and charge you for water rights? While water rights alone cannot raise the price of real estate, often a seller will list this as a selling point for his or her property. Since many prospective buyers do not do research on water rights and the impact of those rights, this can sometimes cause a buyer to pay more for a piece of real estate. On the other hand, the price to utilize the water to which you own the rights can have an impact on the overall cost of a piece of property. For example, if the cost of water is .5 cents per gallon in one area, but .75 cents per gallon in another, the price of the land will usually be higher in the second area. This is typically true when purchasing a new site-built home, or when having new water lines ran to an existing property with no current water rights. 

Make sure your water rights are transferred! In most states, water rights are considered normal property rights, and as with all property rights, water rights can be retained after the sale of real estate by reserving those rights in a deed. At this time, all rights remain with the original owner and are then leased to the new purchaser of that land. This is usually known as a ‘capture.’ Once someone has owned the rights, and has put the water to beneficial use, most areas cannot and do not require that person to give up those rights. The original seller will however have to convey the water rights in the same manner as they would a normal property deed. Most states also require a written explanation of with whom the current water rights belong. 

If you are thinking about running a business such as a fishing hole, or private recreational area, consider this; sll water rights should be transferred to the current owner in order to use a private lake, pond, stream, river, or any other body of water for profit or public recreational use. When allowing persons to use said bodies of water, the current owner is leasing, or transferring temporary rights to the user of the water. These rights do not allow the user to transport any portion of the water off of the private property. It does, however, allow the user to use the water for any means that is not derogatory or illegal. Proper deeds and documentation must be filed in order to use a private body of water as a recreational business or profit maker. 

If you are looking into beach front property on a private body of water here are some things to think about. There are quite a few states that have passed laws requiring owners to remove fences and no trespassing signs in public bodies of water. Recently, in Michigan, local courts have passed a law allowing persons to walk along the shoreline of public lakes “if the owners allow it.” Otherwise, the trespassers are forced to wade through the water. The courts can not force a person to stay out of public body of water if they are using it as a means of transportation no matter how close they may come to someone’s property. Docks, ramps, and other privately owned land improvements on public bodies of water do not automatically give water rights in that area. The owner of the improvement is, by law, only borrowing water rights from the state.

While the rest of the country is winding down the summer months Phoenix, Arizona is still watching the temperatures climb. The one thing on everyone's mind is, “beat the heat”. Labor Day weekend 2006 has plenty of events to help the kids forget about school starting and reasons for the adults to leave the kids at home.

Street Drags
Firebird International Raceway gives anybody with four wheels the chance to race around Phoenix's famed track. The “Run what ya Brung” legal drag races include music, food, and sometimes the pros come around to show everyone how it is done. At 10 bucks to get in and only $7 more to race; it's already cheaper than the movies.

Cedar Creek State Park, along the Cedar Creek Backway, is obviously popular for camping, swimming, and gathering. However, the adventurous can “get away from it all” by hiking along the seven established trails which wind through the park. Three of the trails offer casual, relaxed paths through shaded, manicured grounds while the other four offer a challenge that not many will accept.

Fisherman's Trail
This 1 ½ mile trail begins at the Park’s Athletic Field and meanders along Cedar Creek to the park boundary.

Mostly level, the trail wanders along sunny banks, then meanders through the tall shaded grasses by the creek.

Many fishermen use this scenic trail for access to their favorite fishing spot.

Walking time: one hour.

RATING: CASUAL STROLL

Park View Trail
This rugged 1 ¾ mile trail begins near the Cedar Creek bridge at the park entrance, then climbs the point and follows the ridge above the road.

The clearly marked path provides a shaded aerobic workout at the beginning, then a casual down hill trek to the ponds.

Rewards include scenic views of the park and surrounding forested areas.

Walking time: 2 ¼ hours.

Nightingale Trail
A project of the Nightingale 4-H Club, this ½ mile trail is laid out above the park picnic area.

This trail is a wonderful location for a relaxing afternoon snack and short walk.

Mostly shaded and level, this path is perfect for exercising seniors or for introducing young children to nature.

Walking time: ¾ hour.

Grassy Ridge Trail
A favorite 1/4 mile shortcut from the park swimming pool area to the Grass Ridge Picnic Area.

Shaded, and simple, this path provides a wooded connection between private, family picnics and swimming fun.

Also nearby is the playground, and the Country Store.

Walking time: 10 minutes.

North Boundary Trail
An extension of Two Run Trail, the one mile North Trail winds over interesting shale barrens to an area of large timber.

Alone, it provides an aerobic workout, but combine it with the Two Run Trail, it becomes a day's adventure!

The up and downhill trek meanders though both sunny and shaded regions.

Walking time: one hour.

RATING: AEROBIC WORKOUT

Stone Trough Trail
Those truly looking for a hiking adventure will enjoy this path which has the additional challenges brought on by the damage created by the 2003 ice storm.

This 2 ¼ mile loop begins at the campground and runs up Long Lick Run then climbs a ridge. There, it passes a stone watering trough, hand-carved from solid rock and believed to be over 100 years old - but only the most dedicated hiker may find it.

Walking Time: two hours.

RATING: EXTREME CHALLENGE

Two Run Trail
The longest of the trails, this 2 ½ mile trail goes up Two Run to its source, then follows a series of abandoned logging roads and animal trails.

Again, only the most adventurous should face this challenge that varies from a wide clear road to narrow uphill climbs. Hikers can continue along Stone Trough Trail to return to the campground.

Walking Time: three hours.

My 2003 Toyota Matrix XR (with automatic transmission) needed a new set of all-season tires the month before I was to make a 1,100-mile round trip from central Kentucky to central Wisconsin. After doing some research online, I selected a couple of tire products to consider and headed to the local tire store. Firestones were not on my list, but the service representative I talked to, Theron, told me that his experience with recent-vintage Firestone tires had been quite favorable. He suggested I try a set of Firestone Firehawk GTs for my Matrix because another customer had tried putting Firehawks on a Matrix and really liked them.

Firehawks are not usually recommended as replacement tires for a Matrix. TireRack.com (http://www.tirerack.com/) describes the Firehawk GT as “Firestone's high performance all-season tire developed for sporty performance sedans and coupes.” Now, I love my Matrix, but I wouldn't describe it as either high-performance or “sporty.” A Matrix looks a little like a humpback whale on wheels. But I soon learned that Theron knew what he was talking about; the Firehawk tire performs well on my Matrix.

On the trip to Wisconsin, I kept a log of my gas mileage. My Matrix had previously averaged about 36 mpg on long trips that involved mostly interstate or four-lane highway driving. On the Kentucky-to-Wisconsin trip with the new Firehawk tires, the fuel economy of my five-year-old Matrix was almost exactly 37 mpg! I was pleased, of course.

On dry roads, the handling and grip of the Firehawks is terrific. Their traction remains secure in heavy rain. The Toyota Matrix does not have a reputation for being a quiet car, but the noise level with these tires seems slightly less than with the other two sets of tires that have been on the car. The ride is comfortable.

Firehawk GTs come with a 50,000 mile limited treadwear warranty. The Firehawk GT's Uniform Tire Quality Grade (UTQG) traction rating is A, its temperature rating is A, and its treadwear rating is 460, according to a chart on the Tire Rack web site. On a National Highway Transportation Safety Administration (NHTSA) web site (http://www.safercar.gov/), the ratings when I checked there were lower than those listed by Tire Rack; in response to an email query about the discrepancy , however, I was told the most recent data for the Firehawk GT indicates that its UTQG rating should indeed be “A, A, 460.” The ratings on the government website are updated continuously as data is made available by the tire manufacturers, a NHTSA engineer explained to me by email, and the “A, A, 460″ rating should be included in the next website update.

After putting about 5,000 miles on the tires, I remain pleased with my purchase. I have not had the opportunity to try these tires in snow yet, but other reviews of the Firehawk GT indicate that the tire is suitable for use in light snow although it will be overmatched in heavy snow. Winters in my area of the country are usually not severe although we may have heavy snows for a couple of weeks in January. I expect the Firehawks to be adequate for driving near my home at least 50 weeks of the year. For an “all-season” radial tire, that sounds good to me.

Both the Matrix and Pontiac Vibe wagons are built on a Toyota Corolla platform because the cars were developed as part of a joint venture between Toyota and General Motors. For this reason, the Firehawk GT tires will probably work as well on the Vibe as on the Matrix.

My cost in June of 2008 for four Firestone Firehawk GT tires (Size: P205/55HR16) plus labor, sales tax, old tire disposal fee and road hazard warranty, came to $530.74.

Lavender has become one of my all time favorite scents, and until a few years ago I didn't know what real lavender smelled like. I used to buy “lavender” scented bath and body products, but when I invested in a bottle of good quality lavender essential oil, I was shocked by the difference!

Not only do I love lavender, but I choose personal care products that don't contain a lot of chemicals. One of the brands that meet this criteria is EO.

EO French Lavender Shower Gel

This product comes in an 8 ounce plastic bottle, with a cobalt blue color and a black lid. The shower gel itself is clear. The lavender plants are grown on small family farms, and I consider their essential oils to be of very high quality. From personal experience, I can say that this is a more concentrated form of shower gel than the typical store brand.

Natural ingredients are very important to me, and this French Lavender Shower Gel gets high marks with their quality ingredients: Coconut cleansing complex, sodium myristoyl sarcosinate (made from coconut oil), sodium cocamphoacetate (made from coconut oil), guar (plant resin), wheat amino acids, lavender essential oil, tocopherol (Vitamin E), ascorbyl palmitate (Vitamin C), sodium hydroxymethylglycinate (Amino Acids). Methyl and propylparabens are added as a preservative, but in minute amounts, in this case less than 1%.

Using chemical preservatives is a trade off. Some products I've used that are 100% natural have been very unsatisfactory, because they turn rancid and go bad before I have even finished using them! I think the small amount of chemical preservatives that EO uses is healthy for product integrity.

Usage

I love products such as this, because it's versatile! I can use it in the shower, and it produces a nice soft and gentle lather. Considering it is more natural, I was concerned about the amount of suds it would provide, but this one performs nicely.

There is a nice soft lavender scent, but it's not overpowering. The suds rinse off easily and cleanly, leaving the body and mind feeling refreshed and relaxed. Another way to use this shower gel is to pour a cap full under running water when I want to take a bath. It doesn't make as many bubbles as the typical bubble bath, but it still softens and scents the water, and makes for a nice relaxing bath. I like to take a bath with the French Lavender Shower Gel just before going to bed.

I consider this a very pure and natural shower gel, and love that it does not contain any artificial colors or fragrances! In the past, lavender scented products often had a purple or violet color to them, but this is not natural, and is simply added for eye appeal. I feel these dyes are, for the most part, unnecessary. (Some companies do find all natural ways to dye their products).

EO French Lavender Shower Gel is soothing, moisturizing, and cleans very well without stripping the body of it's natural oils. The gentle scent lingers slightly, without being overbearing. It's a great product, and if you like the smell of real lavender, I think you will enjoy this one! The 8 ounce bottle retails for around $7 and is found in natural food shops, and in many online stores as well. I feel it is a good value for the quality you get!

A self-publisher can do her own copywriting to advertise her work.

I used the following “copy” flyer to promote my “Novel in A Nutshell” entitled FANS: “Former high school and college basketball star Rod Lawson, crippled in a nightmarish accident, reunites with his young son and himself while searching for a killer. Read all about it in FANS, a BAAT Publishing Novel in A Nutshell by the creator of this new genre form. Get your copy today! Novels in A Nutshell are handcrafted items available only through mailorder.”

At the bottom of the copy flyer, I included ordering and mailing information, along with blank lines for the purchaser to fill in, and a tear off receipt.

Self-publishing and mailorder marketing are a natural pair.

Using direct mailorder marketing to spread the word about a new self-published book is a percentage game, but the big advantage in self-publishing is the writer-publisher controls her own interests. It's her work marketed by her using a direct mailing approach, such as a copy flyer describing the book. She creates the flyer, too. After all, she knows more about her book than anyone else.

A piggyback method may also be used. The self-publisher's flyer can be mailed with a business's, or individual's printed advertisement whenever a compatible topic and a willing product manager can be found. For instance, the writer-publisher could piggyback her book on tennis flyer with a flyer by a sports outlet that sells tennis equipment. Simply match the topics, or products to piggyback.

Book signings at the local library are also a free advertisement and promotional tool that serve a dual purpose for the self-publisher. The writer-publisher sells her work and keeps in touch with community members important to her enterprise.

News releases are very useful as a self-publisher's tool. These releases are simply an overview of the author's single, or multiple works composed as a local news item. An example follows:
“Napoleon, OH — An exciting new genre form is now available from BAAT Publishing, a local enterprise. Quick-read, handcrafted pages are used to compose Novels in A Nutshell, such as SOMETHING WICKED, which relates the story of Airy Breezewell. Releases can be sent to any newspaper, but it makes sense to give the local ones a priority mailing.

There are numerous options open to the self-publisher when it comes to getting the word out about her unique work. Ideas are everywhere. For sharing and utilizing ideas, the writer-publisher must never limit her horizons.

James had been feeling a bit tired and winded whenever he would exert himself. He just thought it was his age catching up to him; after all, he was seven (7) months away from his 63rd birthday. But to his daughter, Roslyn, aging was not a good enough reason to lose over 50% of his strength. She pushed for him to go to the doctor. The doctor ran a battery of tests ranging from blood tests to urine and bowel samples. Finally, there was the scary call that came from the doctor telling James to get to the hospital emergency room a.s.a.p because they had found blood in his stool (bowels), indicating that he was bleeding internally, and his blood level was at a dangerously low level of 4.5 g/dL. In fact, the doctors at the hospital wondered why he hadn't passed out by now. After a few tests it was revealed that the source of bleeding was from a lesion on his esophagus that turned out to be cancerous. This quickly became a life or death situation. The doctors told James he had approximately 3-6 weeks left to live if action wasn't taken at that moment. They needed to stop the bleeding and get rid of the cancer, but with such a low blood level his body was too weak to withstand any surgery or treatment. The obvious solution was a blood transfusion, but to James, a devout Jehovah's Witness of 52 years, this was not an option. The doctors warned that going other routes would be risky. But James, his family and friends were not concerned. They had made it their business to research alternative medicinal solutions. The first thing that came to mind was Procrit. Procrit is a drug that mimics erythropoieten, which is a hormone produced by the kidneys that stimulates cells in the bone marrow to produce new red blood cells. This process does take a longer amount of time than a blood transfusion would, but for James, the benefits far outweighed the risks. With such a weakened system, the virtually non-existent side effects of Procrit makes this medication a top choice for sufferers of certain cancers and HIV and AIDS related diseases. It is administered via a hypodermic needle, similar to those used to give insulin to diabetics, and may cause fever and slight pain at the sight of the shot. But this is minor. The only potentially serious side effect is for dialysis patients. They may experience seizures, but this usually happens within the first 90 days of use. When compared to a blood transfusion, Procrit does take longer to get desired results. However, along with less side effects, the fiscal cost could be significantly less. While Procrit costs around $1800-$6000 per shot (compared to the cost of nearly $600 per unit of blood), because Procrit can be administered on either an out-patient or auto-patient (self administered) basis you don't incur the hospital fees for rooming and nursing and professional fees. Not to mention that when it comes to blood transfusion, while the unit itself may be pretty reasonably priced, each hospital may tack on fees for various tests associated with a transfusion as well as handling costs. And because Procrit poses less of a threat of causing side effects, money can be saved in treating ill effects. But money and side effects aside, does it really work? James, mentioned earlier, started receiving 3 shots of Procrit a week immediately. But there they were on a recent Wednesday morning, three months into the school year, counting up to seven and higher, even doing some elementary addition and subtraction. At recess, one boy, Joshua, used a pointer to illustrate a math concept known as cardinality, by completing place settings on a whiteboard.

“You just put one plate there, and one there, and one here,” he explained, stepping aside as two other students ambled by, one wearing a pair of clown pants as a headscarf. “That’s it. See?”

For much of the last century, educators and many scientists believed that children could not learn math at all before the age of five, that their brains simply were not ready.

But recent research has turned that assumption on its head — that, and a host of other conventional wisdom about geometry, reading, language and self-control in class. The findings, mostly from a branch of research called cognitive neuroscience, are helping to clarify when young brains are best able to grasp fundamental concepts.

In one recent study, for instance, researchers found that most entering preschoolers could perform rudimentary division, by distributing candies among two or three play animals. In another, scientists found that the brain’s ability to link letter combinations with sounds may not be fully developed until age 11 — much later than many have assumed.

The teaching of basic academic skills, until now largely the realm of tradition and guesswork, is giving way to approaches based on cognitive science. In several cities, including Boston, Washington and Nashville, schools have been experimenting with new curriculums to improve math skills in preschoolers. In others, teachers have used techniques developed by brain scientists to help children overcome dyslexia.

And schools in about a dozen states have begun to use a program intended to accelerate the development of young students’ frontal lobes, improving self-control in class.

“Teaching is an ancient craft, and yet we really have had no idea how it affected the developing brain,” said Kurt Fischer, director of the Mind, Brain and Education program at Harvard. “Well, that is beginning to change, and for the first time we are seeing the fields of brain science and education work together.”

This relationship is new and still awkward, experts say, and there is more hyperbole than evidence surrounding many “brain-based” commercial products on the market. But there are others, like an early math program taught in Buffalo schools, that have a track record. If these and similar efforts find traction in schools, experts say, they could transform teaching from the bottom up — giving the ancient craft a modern scientific compass.

Beyond Counting

In a typical preschool class, children do very little math. They may practice counting, and occasionally look at books about numbers, but that is about it. Many classes devote mere minutes a day to math instruction or no time at all, recent studies have found — far less than most children can handle, and not nearly enough to prepare those who, deprived of math-related games at home, quickly fall behind in kindergarten.

“Once that happens, it can be very hard to catch up,” said Julie Sarama, a researcher in the graduate school of education at the University at Buffalo who, with her colleague and husband, Doug Clements, a professor in the same department, developed a program called Building Blocks to enrich early math education.

“They decide they’re no good at math — ‘I’m not a math person,’ they say — and pretty soon the school agrees, the parents agree,” Dr. Clements said.

“Everyone agrees.”

In a Building Blocks classroom, numbers are in artwork, on computer games and in lessons, sharing equal time with letters. Like “Sesame Street,” Building Blocks has children play creative counting games; but it also focuses on other number skills, including cardinality (how many objects are in a set) and one-to-one correspondence (matching groups of objects, like cups and saucers). Teachers can tailor the Building Block lesson to a student’s individual ability.

On a recent Wednesday afternoon at the Makowski center, Buffalo’s Public School 99, Pat Andzel asked her preschool class a question:

“How many did you count?”

She had drilled them on the number seven. She held up a sign with “7” and asked her students what number they saw (“seven!”); had the group jump seven times, counting; then had them touch their nose seven times. As the class finished counting seven objects on a poster, she asked again:

“How many?”

Dec. 29 (Bloomberg) — As 2009 started, the world was in a state of shock and the financial markets were on the brink of a meltdown. Many were feeling the burden of debt and worrying over the safety of their bank savings accounts. Many questioned the integrity of the free-market financial system. World leaders stepped in. Without their rigorous, swift and concerted actions, the world economy would have been in dire straits.

Perhaps most surprising is that the banking industry, one of the most regulated in the world, was the main force that dragged the economy into the worst recession most people can remember. At the time it was particularly interesting for me, as I was an American living in Switzerland.

It was a global financial crisis that required unprecedented coordination and joint action among many nations to lead us where we are today. It is a convincing argument for further European and even global collaboration.

Two decades of liberalization, deregulation and low interest rates have changed the face of the world economy. Globalization has proven to be a success story. The age of low interest rates was probably a key facilitator of that development. For many companies, 2009 proved to be the acid test of their business models. Some disappeared or shrank to irrelevance. Others struggled to survive — some succeeded.

AIG Derivatives

The insurance industry as a whole remained strong even with AIG finding itself in the eye of the storm. It wasn’t American International Group Inc.’s basic insurance business that brought it into difficulties, but rather its derivative operations. Within the insurance industry, there was less contagion than some had feared.

The financial crisis has changed the landscape of many business models. Capital strength, sustainable profitability and the ability to satisfy differing stakeholder interests are all important ingredients of success.

A customer entrusting money to an insurer for 30 years or longer seeks “peace of mind.” This trust can only be honored by those companies that invest prudently and maintain strong capitalization. Financial strength is the buffer that allows the industry to keep its promises when the winds blow and the financial markets quake. Thriving over decades of change requires a steady set of basic principles founded on long-term values rather than current fashion.

Market Outlook

Looking forward to 2010, cautious market optimism is permissible, though there remain major caveats:

1. There are still significant prevailing risks. Dubai and Greece are timely reminders that the world economy isn’t yet out of the woods.

2. The real economy is still subdued, though most economists forecast a return to growth in 2010. There is little doubt that pre-crisis market levels and economic activity won’t be returning soon.

3. The risk of ample liquidity may already be laying the foundation for the next bubble. Let’s not forget how difficult it is to take liquidity out of the market without endangering the fragile economic recovery.

Unintended Consequences

It would be short-sighted to concentrate only on 2010, given what we all have just experienced. There are longer-term implications. Intense global discussions are taking place around future regulation that may set the rules for decades to come. We must get this right. Though there is a need to act swiftly, we must give careful consideration to the unintended consequences of new regulation or legislation.

Are our efforts to build a more stable economic framework, while trying to protect free markets, futile? I don’t believe so. If we succeed, financial institutions will be better prepared for the next crisis. This serves us all: industry, employees, owners, customers and the wider society.

Nonetheless, I am left with the feeling that the financial crisis may have been too short and the lessons of 2009 not fully learned. Companies, governments and consumers may go back to their old ways. Bubbles may again form. Long-term sustainability may give way to short-term profitability and people could again get hurt.

I sincerely hope this won’t be the case. I know that insurance companies like Allianz will act prudently to honor their long-term promises to stakeholders during times of personal loss and financial turmoil. It’s our business.

Land clearing has the most devastating impacts on the tropical nations of West and Central Africa, South America and South-East Asia. These areas have particularly intricate biological webs - it is estimated that over 70% of the world's known species live in tropical regions. As a result, these areas are the most significantly disturbed by land clearing.

Land clearing naturally results in a loss of species, and a related loss of diversity. However, there are a number of other negative and often unconsidered impacts of clearing land. Reduction in soil productivity is a major issue, with rain leaching beneficial nutrients out of the exposed soil. The exposure of the soil, and the loss of the binding plant roots, also leads to erosion. The removal of plant roots may allow the subterranean water table to rise, resulting in salinity.

With the lack of forest ecosystems depositing natural materials to decompose, nutrients simply cannot be replaced. Through the clearing of tropical forests, the planet has lost many of its vital 'carbon sinks', which help to remove excess carbon dioxide gas from our atmosphere. Large, well-established forests also generate their own rain, and when these forests are destroyed rainfall patterns shift or decline.

The Microsoft ENCARTA Encyclopedia estimates that 500 million people across the world today rely directly on land under threat from clearing for shelter, food and fuel.

Ladies, some of you are so nit picking that it has caused your guy to split without giving you any explanation. Oh for those of you who can’t hold onto a guy for more than one month, let alone two weeks, here are a few rules that will help improve your relationship status:

1.) Phone calls:

Most men hate to talk on the phone with women for hours. Men who hold stressing position such as journalists, lawyers (district attorney’s, acquisition attorneys, and entertainment), accountants, financial planners, stock brokers, and real estate agents are always on their phones talking about business, or resolving a business matter. They usually use their phones as a business tool, and not as a socializing weapon. Cell phones are associated with work and when it’s time for men to leave work, they tend to plug their phones up, and turn them off until the next work day and in some cases, during the weekend. I once dated an entertainment attorney, known for booking the biggest punk, emo, and metal rock acts on earth, who would turn his phone off on weekends and would not respond to any business calls at all. Maybe I should not tell this, but this guy would not  take calls from his mother on some days. He would even stay away from the computer as well and not answer any e-mails. 

Truth:
Men would rather just see you in person, gaze into your eyes, feel the chemistry, see your smile and just be able to put their hand on your hand, rather than just sit in one spot in their Pj’s, or boxers and an undershirt, with their hands glued to their phones, telling you their life’s story.

Tip: If you want to score points in a dating prospect's book, with your current crush, or even your boyfriend, why don’t you give him one call and invite him to hang out. Meet for a drink, or either coffee. You pick the place, or you two can agree on a spot. This will cut the talking time down totally and plus both of you will be happy with your cell phone bills. Be sure to let the guy know that you’d rather, spend time with him and sit and talk in person, than sit on your cell phone and chat, because you’re not really a phone person and its impersonal. He will love that! Most men seem to believe that all women live to talk on the phone, and stab at their side kicks, or PDA’s anyways. So be that one girl that he falls head over heels with and can’t wait to tell his friends about how you’d rather see him in person then talk on the phone.

2.) Constantly Calling: Constantly calling anyone is a BIG - BIG “NO-NO”! Never call a guy more than once a day, unless you two get caught up in a game of phone tag. Then it’s okay. If this happens, just leave a brief message letting the guy know when it would be a good time to catch you. This way, you can maintain your self respect and dignity. 

Truth: If too many incidences of phone tag, or hit and misses occur, some men may either chase you, or some will just figure that you must not want to talk to them because you keep missing their calls. Some men tend to think that if you’re really interested in them, you would make sure that you answered your phone. Men also seem to think that that since technology has made it possible to talk to nearly anyone around the world, that you have no excuse to miss their calls.

Tip: If you do call your guy, or a dating prospect, say something really sophisticated and sexy.
Make it worth his while to listen to your call. Give him something to hope for… 2.) If you’re guilty of phone tag, try to cut down on it and answer your phone. If you’re at work where you can’t answer your phone, excuse yourself, find somewhere that’s private and send a discrete, but sweet text message letting them know when to call, or a time when you're free to talk or meet.

3.) Mothering: Do not take on the role of your boyfriend’s mother! He may already have a mother, or a mother figure that he looks up to, and does not need you to act like his adopted mother. 

Truth:
If your guy wanted a second mother, he would not be with you. You’re probably reading this and asking yourself what I mean. Let me give you a few examples… a.) Do not give orders to your guy, or be overly pushy by telling him to eat, sleep, or when go to bed – oh and don’t tell him he’s tired because that will start a huge argument. It is possible to toss subtle hints, and not bark out demands, or orders, treating your guy like he’s six years old. Now, even if your guy does act like he’s six years old, that doesn’t necessarily give you the right to treat him like he is, because more than likely, he will take note and before you know it, you will become the nagging hag and not his girlfriend. Now SOME men like to be ordered around by a woman wearing leather, thigh high boots and whips, but that’s not the case with every man. You must remember that every man is different.

Tip: Remember, if you can’t seem to refrain from barking out orders and snapping the whip and you’re the bossy type who must be in control, then use a little tenderness with your guy. Remember this: It’s how you say things, not what you say. If you want your guy to eat, don’t say or yell, “Honey, get in here and eat now!” Try this: “Honey, your food is getting cold. Would you like for me to warm it in the microwave and bring it to you?”

However, if he needs a shower because he’s a tad bit sweaty, or musty, then try this: Tell your guy how sexy it is to see him after he has just had a shower. Let him know how sexy he looks when he has the towel wrapped around his waist and how hot it makes you feel when he’s cleanly shaven, and how you’d love to give him a nice massage. This will always work. Your guy will be so excited and anxious to jump in the shower because of the overwhelming thoughts of hot action that may take place after he leaves the shower, that he may create a world record of speed. He will not have any clue at all that you’re manipulating him into a shower…
See, that way, he will be more receptive. Just think before you speak! It’s that simple.

4.) Giving gifts – intimate, or not it's too soon: Ladies, ladies, ladies, some of you feel that your guy is entitled to receive gifts from you immediately. Sometimes, you can move too quickly and this can be lethal. For example, if you’ve only dated a guy for two weeks, do not go all out, take a photo of yourself and slap it in a photo frame and put it on his night stand, sneak it in his brief case, or wrap it and give it to him. Do not go all out and make a big deal out of Valentine’s Day if you’ve only started to date each other recently. That’s a BIG NO-NO!!! Some of you don’t understand why this is so bad. Here is why this is so bad: a.) When you’ve only dated someone for a few weeks, or a month, you really don’t know him that well, and I don’t care how much you swear to the stars and moon that he is your soul mate, HE IS NOT, or MAY NOT BE YOUR SOUL MATE and if you honestly feel that he is, just give it time and let him show you his true colors, which in some cases can be pretty darn ugly depending on the situation and astonishingly beautiful in other cases. 

Truth: Hypothetically, just because you’ve talked to someone for hours, days, and months this does not mean that you know this guy well, or know everything about him! He could have some pretty ugly skeletons in his closet and I do mean this literally. Everyone has secrets and you need time for them to come out, or for the guy to share his deepest feelings with you. You need a lot of time, and only time will tell.

Tip: If you really want to give some sort of an inconspicuous gift, invite the guy over, only if you’re certain that he’s not some psycho serial killer. Cook something for him and rent a few DVD’s. I would recommend light humor, or comedy. Don’t get anything that’s too heavy such as a deep tear jerker, or movie that’s filled with heavy passion that’s going to possibly land you in bed – unless that’s what both of you want. You don’t want to move too soon, or if you do then that’s you’re business.

5.) Snooping: For those of you who cannot resist ease dropping on your guys phone calls, checking their cell phones every time they get a call, clicking through their e-mail files, asking who called them and so forth, then you do not need to be in a relationship because you’re too insecure for your own good! 

Truth: Men can pick up on a woman’s insecurities like you wouldn't believe, and after a while they will begin to despise this behavior and possibly despise you. Some men are honored when they are fussed over and sometimes love it when a woman gets jealous, but jealousy can only go so far before it lands you a one way ticket out of their life. If you are so consumed about who your guy is talking too, or if you feel that he is doing something wrong like cheating, then just leave.

Tip: Do not waste your precious time stressing out and making yourself seem possessive and insane to him. You could try to talk to him about what bothers you, or just tell him what you suspect or feel. If talking does not work, and you honestly feel that he may be cheating, or lying, then exit the relationship. Life is too short and you must not spend your days being unhappy. You have a life to live, so get out there and live it. Do not spend one more moment in the dumps, letting this tare your self-esteem down any further. You are beautiful, so act like it! Go out and sight see. Hang out in your local neighborhood mall, coffee shop, sports store, or take on a new hobby such as a cooking class or a dance class because you may meet your next potential match!

6.) Do not accuse your man of checking out other ladies when he’s out on an evening with you: Do not get angry when your man looks at other women. Also, do not call it to his attention possibly causing a big public scene or an argument! Ladies, if your man has a roving eye and can’t seem to keep his eyes only on you, but has his eyes glued to every women that passes by, this does not mean that he does not love you, or your assets… It just means that he's a man. 

Truth: I am not making excusing this behavior, but your guy is only being a man and men do look – AT EVERYTHING. They have eyes and can’t stop themselves from the temptation. If this is a problem for you, here is what you can do about it!

Tip: Here’s scenario: You and your guy are on an outing at a place like universal City Walk, in Southern, CA. Your guy keeps looking at nearly anything that passes by in a skirt, or with breast. Don’t get mad, get even! You have eyes too, so why don’t you scope out a few guys. Wink, say hello, smile at men who pass by and check you out. Make sure to let your guy see and hear it all! Even bluntly flirt if you must. This will either enrage your guy so much that he stops checking out women because he will be so worried about who’s flirting with you, that he will completely stop staring at other women, or he will nearly act like a circus clown doing all that he can to try and steal your attention away from other men. You have to turn the tables on him and let him know that he’s not the only one who was blessed with eyes and good looks. IF your guy calls you out on your actions, and asks what you’re doing, just play ‘coy’. Act as though you have no idea what he is talking about and be very cute about it. Say something like, “Well honey or baby, what are you talking about? You look at other women and I don’t get upset about it. You do this all the time. I’m only being friendly - like you! How rude would it be to not smile, or say hello to someone when they stare at you, or make eye contact?” Play it down. This will really upset him! Your guy will stop, and think about his actions. You have to take control and give him a big dose of his nasty little medicine! It’s time to let him know how it tastes! You cannot let him run over you like this, plus this will really give you a kick and make your guy realize that you’re a gorgeous hottie that he better respect and cherish more if he wants to keep you by his side! See, isn’t this much better than crying, having a fit and making a scene in public? If anyone is going to make a scene, let it be him who loses his mind, while you maintain your self respect and dignity!

Ladies, now that I have let you in on a few little secrets, it is time to test drive these tips out on your guy. You’re a woman and you’re beautiful. Always remember to respect yourself always and never lose your dignity - no matter what! For some of you who are covered with man repellent, just know that you’re working towards improvement! Work it! Oh and never regret anything that you do, especially if it’s in the name of love!!
